What is the life style in Celina
The SiriusXM station Prime Country wafts over the plaza as you pull up to Celina’s ancient town square; the streets are a little muddy from all the large construction vehicles. It is quite adorable. and quite surprising, as there is no town in North Texas expanding more quickly than this little country town.
Torii Hunter, a former MLB player, co-owns Tender Smokehouse, an amazing barbecue restaurant. You can occasionally spot him and his family there bussing tables. Melissa Gresham, the other owner, usually enjoys a healthy lunch there. As a side note, Melissa is a mother of two, an ex-Army pilot of the Kiowa helicopter, and a runner. She is a behavioral science Ph.D. holder. After ten years of living in Celina, she planned and organized the town’s first 5K run, which was held earlier this year. Her goal was 200 participants; she had to cap it at 500. Come on and join her.
There’s definitely more traffic on Preston, but that’s everywhere, according to Melissa as she reflects on the growth she has seen in a decade of living here. Celina has a good mix of small-town restaurants and boutiques. And, it has an H-E-B and a Costco coming.
The main drag in Celina is Preston Road and last year it welcomed the city’s first Starbucks store. One owner of a small business in Celina tells a story about chatting up his customers, telling them how excited he was about the new coffee shop. The Celina Homes for Sale area has more to offer everyday.
The Refreshment Zone – a neat idea.
When Rollertown Beerworks opened, in March 2020, just as the pandemic officially got underway, it found itself with a lot of beer but a shuttered taproom. The town was inspired to create its Refreshment Zone, an area around the square in which it is legal to carry an open container. The enlightened ordinance makes it easier to organize the annual Wine Crawl, in March, the center of which has to be Valley Vines Tasting Room, an endearing space in a former historic hotel. Owners Tammi Honrine and Melody Samuelson just celebrated their second year in business and focus on small label vines from California and Washington State. The town hosts 25 annual events in its square. New to the Celina Homes for Sale area is the Celina Cajun Fest and Music on the Square.
Hip to Be on the Square
The heart of Celina Homes for Sale area are still the local shops and restaurants around the historic square. Home cooked food can be found at Lucy’s on the Square with real comfort food and homemade pies. The Little Wooden Penguin has to be the only place in North Texas where you can buy a vintage chapati board, play 18 holes on a putting course, and then take a pizza-making class. Toasted Walnut Table and Market goes a bit more upscale with locally raised, grass-fed beef. Annie Jack and Willow House are two boutiques where you might find that perfect spring dress. Terramania is a recently opened home decor shop. And keep your head on a swivel for Granny’s Sweeties Cakes & Confections on 401 W. Pecan St..

The Appreciation of Home Prices Is More Moderate
If you’re holding off on buying because you believe home prices will drop, you should know that experts don’t anticipate that will happen. Experts predict that national home prices will continue to rise, but at a more gradual rate than they did in the previous year.
The good news is that any further appreciation will help you increase the value of your investment once you purchase a property.
Having a home can increase your wealth.
This is a major reason to own your home. Renting, just throws your money away. Owning a home entitles you to a tangible asset that appreciates in value over time. As the value of homes increases and you continue to make your monthly mortgage payment, your home’s equity will grow increasing your stability and net worth. Building equity through monthly principal payments and appreciation is a crucial aspect of homeownership that can assist you in achieving financial security, according to Freddie Mac. Search around for Celina Homes For Sale and see what is available.
Purchasing a Home Protects You Against Increasing Expenses
It seems like everything goes up. Based on census data, the median monthly rent has been rising steadily since the late 1980s (see chart below). Consider buying a house to lock down your monthly housing payment and avoid rising rents. Being a homeowner enables you to fix your housing payment, which is usually your biggest monthly expense. Don’t forget that you can deduct the mortgage interest you pay on your 1040 federal taxes.

Tough buyer market: In June, Celina Homes For Sale prices reached their highest point of 2023 so far, due to limited inventory and strong demand. The median price for an existing home was $410,200, the second-highest ever recorded, behind only June 2022. Home sales declined by 3.3% to an annual rate of 4.16 million, the slowest rate for June since 2009.
Builder confidence: Despite rising interest rates and construction costs, confidence among single-family builders rose higher in July. The National Association of Home Builders (NAHB) sentiment index rose for the seventh straight month amid increasing demand. With confidence at its highest since June 2022, builder incentives have declined.
Think positive: The rate of building starts increased to 1.44 million homes in June, completing the first quarterly gain in over two years. With historically low inventory levels and record-high home prices, an influx of demand could push home prices up further, though this could be offset if construction accelerates in supply-starved markets.
Unspoken truth: Declines in the 20% to 25% range keep cropping up across both supply and demand measures, as a substantial portion of normal buyers/sellers have virtually vanished, locked into mortgage rates around 3%. Handcuffed by these ultra-low rates, they are not buying a new home, nor selling their old ones. All sides of the housing market lose business.
